Job Description:
Labcorp's rapid growth and culture of innovation has created
demand for new investments in real estate, as well as a need to
more efficiently use our existing global physical real estate
assets. We are seeking a highly-motivated individual to join the
team. The Director of Real Estate & Facilities will manage an
in-house and external team with a wide range of responsibilities,
including real estate portfolio management, design and
construction, and facilities management. In addition, they will
support our ongoing physical real-estate footprint globally. The
Director of Real Estate & Facilities will report directly to the
Vice President, Global Real Estate.Open to all NC applicants,
however, this position will need to lead/support onsite Burlington,
NC projects up to 3 days/week.What to Expect:Hybrid role: Remote
plus work onsite up to 3 days/week in Burlington, NC Corporate
OfficeDevelops and implements a comprehensive real estate
management strategy for the company's changing real estate
portfolio, partnering closely with senior leaders and stakeholders
to align the real estate strategy with business growth
plans.Articulates and works collaboratively with our senior leaders
and VP of Global Real Estate, to elevate awareness around the
future of work and interplay between culture and physical
workspaces.Plays a key role in supporting future design,
construction, and moves into any new or renovated laboratories -
elevating the focus on the future of work as it relates to physical
presence.Executes and maintains global real estate leases (or other
transactions) in alignment with future business needs and
growth.Negotiates, manages, real estate leases and oversees owned
assets.Full understanding of global real estate leases, real
property (or other transactions) in alignment with future business
needs and growth.Manages and supervises the Real Estate and
Facilities Services staff, which presently includes a mix of
permanent and vendor providers in the fields of property
management, construction administration, and facility management;
builds and develops dispersed teams to scale for the future,
allocating appropriate resources to deliver real estate solutions
that promote collaboration and productivity.Manages financial
performance and reporting, operational and capital budgets,
tracking and schedule management for all aspects of transactions
and projects together with our finance team.Manages design and
construction of new capital projects and improvements, as well as
ongoing support and maintenance of existing space.Develops and
manages new and existing real estate strategies for a changing
laboratory footprint and support existing property portfolio
metrics and development of new metrics to support monitoring and
executive decision making.Collaborates with cross-functional peers
to implement operational processes across the company that
positively impact the user experience and support the
organization's long-term vision.Identifies opportunities to create
standards and standard operating procedures across multiple sites,
which optimize operations, reduce costs, and allow for a consistent
delivery experience.Strategically sources workplace services and
amenities for quality, cost, and effectiveness.Strategically
sources workplace and other laboratory infrastructure services and
amenities for quality, cost, and effectiveness.Oversees property
management services, inspections, and preventative
maintenance.Education and Qualifications:Bachelor's degree
required, Master's preferred.10 years' experience in related
commercial real estate fields, including property management, asset
management, and facilities management.Experience with the
preparation and implementation of short- and long-term capital and
operating budgets.Demonstrated customer service qualities and cost
management mindset.Experience managing and mentoring a team of real
estate professionals.Contract negotiation skills and contract
management experience.Ability to work collaboratively in a team
environment.Proven vision, leadership, and critical thinking skills
to prioritize evolving initiatives in a fast-paced environment;
ability to translate ideas and capabilities into effective
initiatives that exceed customer expectations.Relationship
management expertise and vendor management aptitude.Ability to work
in a matrix organization, partnering with leaders of other
functions to achieve results.Ability to develop and maintain
effective relationships with a broad group of stakeholders in order
to foster trust and influence key decisions.Exceptional
communication skills; ability to create an atmosphere in which
timely information flows smoothly through the organization.Skillful
negotiator in difficult and nuanced situations and able to sell
ideas persuasively; ability to be direct but diplomatic.Ability to
orchestrate systemic change - initiate, support, and manage change
within the organization, taking steps to remove barriers or to
